It depends on where in the state you build. Under the adopted code and ASCE 7, the ground snow load around Chicago is about 25 psf and rises across the northern third toward roughly 25 to 30 psf, while central and southern Illinois are generally lower. We do not apply one statewide number. We look up the mapped ground snow load for your exact site and engineer the roof and frame to it.

The far southern counties near Cairo, Carbondale and Metropolis sit close to the New Madrid seismic zone and can fall into a higher Seismic Design Category, up to D, while Chicago and central Illinois sit in much lower categories. Our in-house engineers apply the seismic design category that the code assigns to your specific location, so a downstate building is detailed for the higher demand and a northern one is not over-built.

You can use a steel shell for a barndominium-style or residential-use building where local zoning allows it, but living space brings extra code requirements: insulation and energy compliance, egress, plumbing and mechanical systems. Zoning and permitted-use rules are set locally in Illinois and vary by municipality and county, so confirm with your local zoning office first.
