Washington is really two building climates under one code. West of the Cascades, Seattle, Tacoma, Bellevue, Everett and Vancouver deal with persistent rain, marine air and the seismic reality of the Cascadia subduction zone and the Seattle fault, which under ASCE 7-16 and IBC Section 1613 puts most of the Puget Sound region in Seismic Design Category D. East of the crest, Spokane, Yakima and the Tri-Cities swap that for a dry continental winter, deeper frost and ground snow loads well above what the lowlands carry. A pre-engineered steel frame handles that split well, because the primary frames, purlins and bracing are sized from the loads mapped at one address rather than from a regional rule of thumb.

Washington is a statewide code state. The 2021 Washington State Building Code (WAC 51-50 for the IBC and WAC 51-51 for the IRC) has applied since March 15, 2024, and the 2024 edition was adopted in August 2026 with an effective date of May 3, 2027, so projects permitted now still run under the 2021 books. The values below are published code references, not ratings of what we supply, and the values that govern are always the ones mapped at your address.
- Seismic (dominant, west)
- Cascadia subduction and Seattle fault proximity put most of western Washington in Seismic Design Category D, versus SDC C around Spokane, so lateral design governs west of the Cascades (ASCE 7-16, IBC 1613)
- Snow
- the state replaces the national map. Ground snow comes from SEAW Snow Load Analysis for Washington and White Paper No. 8, roughly 15 to 25 psf in the Puget Sound lowlands and 39 psf in Spokane, climbing steeply with elevation (WAC 51-50).
- Wind
- ASCE 7-16 maps most of Washington in the lower Risk Category II band, with published ultimate speeds from about 110 mph in Cowlitz County to 135 mph in Clark County, and nine county AHJs setting their own special wind region values.
- Energy
- Washington writes its own energy code rather than adopting the IECC outright, with Climate Zone 4C marine west of the Cascades and 5B east, which drives roof and wall insulation assemblies (WAC 51-11C, 51-11R).

- frost depth splits with the state, roughly 12 inches in western counties such as Clark and Cowlitz and 24 inches around Spokane, and Site Class D stiff soil is the common default until a soils report says otherwise (IBC 1809, ASCE 7-16).

Do you need a permit to put up a metal building?
In Washington, yes, in nearly all cases. The state adopts a single building code statewide, currently the 2021 Washington State Building Code, but your city or county building department issues the permit and reviews the plans. We supply stamped engineered drawings along with anchor bolt and reaction data for that submittal. Check setbacks, critical areas and any shoreline or wildland urban interface rules with your local department before you order.
How much does a 40x60 metal building cost with a slab?
Price depends on the loads your site carries, and in Washington that varies a lot between a Puget Sound lot and a high elevation site in the Cascades or Okanogan. What snow load do metal buildings need in Washington?
Washington does not use the national ground snow load map for most sites. Engineers work from the Structural Engineers Association of Washington snow documents, and several counties add rules of their own.
