A metal building manufacturer engineers and fabricates the building system in its own plants, while a metal building supplier, dealer or broker resells a building that a manufacturer somewhere else engineered and fabricated. Both can sell you the same physical steel. What changes is who holds the engineering, who signs the drawings, who the building official talks to when plan review throws a question, and who is still standing there when a change order lands in week nine.

Most buyers find this out late. You search for metal building suppliers, you get a page of companies that all look the same, and every one of them has a configurator, a phone number and a photo of a finished warehouse. The websites do not tell you which company owns a plant.

This guide covers what separates a manufacturer from a supplier in practical terms, what IAS AC472 accreditation actually verifies and why it changes your inspection scope, who is legally responsible for the drawings you submit for permit, how warranty responsibility travels through the chain, and the questions that flush out the answer in about four minutes on the phone.

What a metal building manufacturer actually does

A metal building manufacturer takes mill-produced steel and turns it into an engineered building system: primary frames, secondary framing, wall and roof panels, connections and fasteners, all designed as one structure for one site.

There is a persistent myth that a metal building manufacturer makes the steel itself. Almost none of them do. Steel production and building-system manufacture are separate industries, and a handful of large groups happen to operate in both. Your manufacturer buys coil and plate to specification, then cuts, welds, punches, coats and ships it as a system engineered for your wind speed, snow load, seismic category and exposure.

The engineering is the part people underestimate. A pre-engineered metal building is not a catalog product with a size dropdown. Every frame is analyzed for the loads at that specific address, which is why two buildings with identical dimensions in Georgia and in coastal Puerto Rico carry different steel weights and different connection details.

Under the IAS AC472 program, a manufacturer has to hold that engineering capability in-house. The program is split into three parts: Part A covers fabrication of structural weldments, Part B covers cold-formed products that do not require welding, and Part C covers engineering design of metal building systems. Parts A and C must sit inside the company. Part B can be outsourced, provided the outsourced facility stays under specified quality-assurance controls.

What metal building suppliers, dealers and brokers actually do

Metal building suppliers, dealers and brokers sit between you and a plant. The category covers four fairly different business models, and the language on their websites rarely distinguishes them.

An authorized builder or dealer holds a formal agreement with one or more manufacturers, often carries local erection crews, and knows the manufacturer’s system properly. A broker holds no manufacturing relationship at all, takes your requirement, shops it to several plants, and marks up whichever quote lands cheapest. A kit retailer sells standardized packages, usually small-format, from stock or from a partner plant. A distributor or supply house sells components (panels, trim, fasteners, insulation) rather than complete building systems.

None of these are inherently bad actors. A good regional dealer with 20 years of local erection experience will get a small agricultural building up faster and cleaner than a plant three states away. The problem is that the broker and the authorized builder use identical vocabulary, and the difference between them only shows up under stress.

Brokers also introduce an information gap. Because the broker does not employ the engineers, every technical question you ask has to travel to the plant and back. On a straightforward garage that is a minor irritation. On a 200-foot clear span with crane loads and a mezzanine, it turns a two-day answer into a three-week answer, and schedules get built on those answers.

That last row is the one that catches commercial buyers. If a broker shops your job to three plants, the building you receive is engineered by whichever plant won on price, and their accreditation status, lead time and warranty terms become yours by default.

AC472 accreditation is the line that actually matters

IAS AC472 is a third-party accreditation of a metal building manufacturer’s engineering, fabrication and in-plant quality-control program, assessed by the International Accreditation Service. The IAS metal building inspection program accredits the manufacturer’s inspection system rather than certifying individual buildings, which is a distinction worth holding onto.

The requirements are heavier than most buyers assume. An accredited manufacturer has to run a documented quality-management system with annual management review and internal audits. It has to name an Engineer in Responsible Charge, a licensed engineer experienced in building codes and metal building design, with actual authority over technical decisions rather than a title on an org chart. It has to maintain material traceability down to steel type, grade and, for specified main members, heat numbers. And it has to carry out 100% visual inspection of applicable structural members and weldments by qualified inspectors.

Verification is not a one-off audit either. Accredited manufacturers submit to an annual IAS evaluation plus two unannounced on-site inspections of the design and manufacturing facilities. Turning up unannounced is the whole point, because a quality program that only works when the auditor is expected is not a quality program.

Here is the part that has a schedule and budget consequence, and it is missing from almost every buyer’s guide on this subject. IBC Section 1704.2.5 generally requires special inspection during fabrication, but permits that inspection to be omitted where fabrication takes place at an approved fabricator with reviewed quality procedures and periodic auditing. AC472 is the recognized evidence of that status, as ICC’s Building Safety Journal sets out. Buy from an accredited manufacturer and you can avoid paying for duplicative in-shop special inspection, subject to the building official accepting the designation, because the building official keeps final authority either way.

Two caveats keep people honest. AC472 does not cover field erection, and the separate AC478 program accredits assemblers and erectors, a split the Metal Building Contractors and Erectors Association explains clearly. Accreditation is also facility-specific rather than corporate-wide, so a logo in a website footer proves nothing until you check the certificate for the plant that will actually build your job. Who seals your drawings and who answers the building official

Your permit set lives or dies on sealed structural drawings, and the seal has to come from a professional engineer licensed in the jurisdiction where the building goes up. AC472 requires a Letter of Certification for every project, carrying the structural design information required by IBC Section 1603 and sealed in line with the engineering laws of the appropriate jurisdiction.

Read that again with a broker in the picture. A broker cannot seal anything. The seal belongs to an engineer at whichever plant fabricated the frames, and that engineer has no contractual relationship with you. So when a plans examiner in Charleston or Denver queries a drift limit or a collateral load assumption, the question has to travel from you, to the reseller, to the plant, to the engineer, and all the way back.

Anchor bolt plans deserve a mention here too, because they are the single most common source of expensive rework. The anchor bolt plan comes from the building engineer and the foundation is poured by your concrete contractor, and if those two documents come from parties who have never spoken, you find out at erection.

Warranties and change orders follow a chain, so find out where it ends

Metal building warranties are narrower than the marketing suggests, and the narrowing is where suppliers and manufacturers genuinely diverge.

The long warranties you see quoted, typically 25 to 40 years, are finish warranties. A finish warranty covers the paint and coating system against chalk, fade and film failure. It is issued off the back of the coil coater’s product, and it says nothing about the structure. Weathertightness warranties and no-dollar-limit coverage are separate bolt-ons, quoted separately, with their own conditions. Structural performance is a different question entirely, governed by the engineering and the code, not by a warranty certificate.

So the question to ask is not “how long is the warranty.” The question is who issues it, who administers a claim, and who is still trading in year 18. A finish warranty passed through a broker who has since closed still technically exists, but you will be chasing a plant you never contracted with.

Change orders work the same way. Adding a 12-foot door, a mezzanine or a crane rail after the design is released means re-running the frame analysis, and that work has to happen wherever the engineers sit. With a manufacturer, the change goes to the team that owns the model. Through a reseller, it goes into a queue at a plant that is now servicing a job it priced months ago.

When a supplier is the right choice, and when to go to the manufacturer

Most manufacturer-authored content on this topic concludes that you should never buy through anyone else, which is not true and everybody knows it.

A supplier or authorized dealer is often the better call when the building is a standard format with no unusual loads, when local erection expertise matters more than engineering depth, when you want one company handling supply and erection on a small site, or when you are buying components rather than a complete system. Plenty of straightforward metal building kits are bought that way, sensibly.

Go direct to the manufacturer when the project is code-sensitive or in a high-wind or high-seismic jurisdiction, when the span, height or loading is outside the standard catalog, when the design is likely to change during the permit process, when an architect or developer is specifying and needs engineering dialogue, or when an owner or insurer requires evidence of approved-fabricator status. Which plant will fabricate my building, and where is it? A manufacturer answers immediately. A broker gets vague, because the answer is genuinely not known until the job is placed.

Is that specific facility AC472 accredited, and can you send the certificate? Accreditation is facility-specific, so a corporate claim is not an answer. You can cross-check against the MBMA building systems directory as a starting point.

Who is your Engineer in Responsible Charge, and are they your employee? The role is a named requirement under AC472, and a reseller will not have one.

If the plans examiner queries the design, who responds and how long does it take? Listen for whether the answer involves a handoff.

Is the erector separately accredited under AC478, or subcontracted? Fabrication accreditation and erection accreditation are two different programs.

Who issues the finish warranty and who administers a claim in year 20? If the company issuing it is not the company you contracted with, note that down.

What is the difference between a supplier and a manufacturer?

A manufacturer produces the goods it sells, using its own facilities, engineering and quality systems. A supplier sources goods produced by someone else and sells them on. In the metal building industry the distinction carries more weight than in most sectors, because the product is engineered per project rather than pulled from stock, so the party doing the engineering and the party taking your order may be two different companies.

Do metal building suppliers and manufacturers sell the same building?

Not necessarily. A supplier may quote the same dimensions and specification, but the building is engineered and fabricated by whichever plant the supplier places the order with. Different plants apply different standard details, connection designs and steel weights to the same load requirements, and hold different accreditation status. Confirm which plant is producing your building before you sign, not after.

Are metal building dealers the same as contractors?

No. A dealer sells the building system and may or may not erect it. A contractor builds it, and on a metal building project usually handles foundations, erection and site works. Some companies do both, some do one and subcontract the other. Ask specifically who is pouring the foundation, who is erecting the frames, and whether those crews are employees or subcontractors.

How do I check whether a metal building manufacturer is AC472 accredited?

Ask for the certificate for the specific facility that will fabricate your building, then verify it against the International Accreditation Service’s published accredited-company information. Accreditation applies to a named company, facility and scope, so a logo on a website or a claim covering a parent group is not sufficient evidence on its own.

Does AC472 cover the erection of my building?

No. AC472 accredits the engineering design and in-plant fabrication and inspection program. Field erection sits outside its scope, and the separate IAS AC478 program accredits metal building assemblers and erectors. On a project where erection quality is a concern, the two accreditations answer two different questions and you may want both.

Do I still need special inspections if I buy from an accredited manufacturer?

You may still need fewer of them in the shop. Field inspections, erection inspections and foundation inspections remain, and the building official retains authority to accept or reject the approved-fabricator designation on your project.

The supplier-versus-manufacturer question is really a question about where the engineering lives, because everything that goes wrong on a metal building project (plan review queries, change orders, anchor bolt discrepancies, warranty claims) resolves at the engineering desk. Buy from a company that owns that desk and the loop is short. Buy through a company that does not and every technical question becomes a relay.

For a small, standard building on a simple site, that relay costs you very little. For a code-sensitive commercial or industrial project, it is the difference between a three-day answer and a three-week delay, and delays compound in a way that steel prices do not.
